We will then have an initial communication, to determine the potential possibilities & feasibilities, and to reach an intention for cooperation. You are also welcome to visit our office at this initial stage to express all your thoughts and discuss with us together.

On-site Evaluation

After the initial conversation, one of our experienced construction managers will schedule with you for a site visit to your home. This may take up to 2 hours to completely check the existing conditions, to brainstorm all the possibilities, and to note critical measurements as well. That would be a great help if you have the existing survey plan or other relevant previous construction drawings.

 Budget & Agreement

A detailed construction cost estimation will be carefully calculated base on the proposed plan we discussed. The budget can also be adjusted by using alternated finishing materials, adjusting the project scope of work, and maybe other means to reach a final satisfied goal. A design-build construction agreement will also be generated, including the detailed scope of work, finishing materials, project milestones, mandatory inspections, etc.

Preliminary Design

Once we entered into a design-build construction agreement, our professional architecture & engineer team will start working on the conceptual preliminary design drawings. You will be invited to our office multiple times or phone & video conference calls until we finalize the preliminary design. After the preliminary plan is satisfied, we will start working with the construction drawing set, includes site plan, existing plan, proposed architectural plan, elevation plan, structural plan and mechanical plan, etc. These are all essential for applying with a building permit from the authorities.

Zoning Review & Building Permit

​The zoning certificate and final building permit will be reviewed based on the drawing set we hand in. This may take time up to 3 months depends on the zoning compliances and the complexity of the project. The authority will first check all the zoning regulations to ensure our proposal is all within the zoning, however, there is still a way to eliminate the zoning regulations by attending hearing/TLAB meeting with the Committee of Adjustment. Once the zoning review stage is finished and zoning certificate is issued, the next step is Ontario Building Code (O.B.C.) review prior the issuance of final building permit for construction use.

Construction Preparation

Prior the construction starts, pre-construction preparation things need to be addressed, like construction fence, construction signs, portable toilet, site access, site parking, buried service lines locates, hazardous materials, temporary use of electricity power, domestic water and natural gas, hording fence for tree protections, and the protections of your interior finishes, etc. The selection of interior finishing materials will be also in this stage.

Construction In Progress

Now our team of professionals and specialty tradesperson work in a well-organized, under-supervised, safety manner. Our project & construction manager will also coordinate all the necessary aspects and different parties, including arranging mandatory inspections, ordering materials, supervising all the people on site, ensuring the project goes within the schedule and follow the official plans. You will also receive project milestone reports from our project manager to keep your information all up to date.

Final Stage

PDI & Move-in

As we reach the end of construction, we work with you to make any necessary adjustments or deficiency corrections and help you get acclimated to your newly improved home. Our project manager will walk-around the house with you, explain all the points that you need to know for future maintenance, and a detailed House Maintenance Booklet will also provide to you. During the first year little issues may arise as the house settles and we are always ready to come back promptly and address these as required.

  • Do I need a permit for my project?
    In most of the cases, the answer is yes. However, different municipalities retain different rules. For example, City of Toronto requires the following works to have an approved building permit before commencement, including to construct a new building, to construct an addition to an existing building (2nd or 3rd story addition, garages, carports), to make structural alterations (removing load-bearing walls, new windows or doors, enlarge or relocating windows or doors), to construct a shed larger than 161 sf, to construct an accessory structure larger than 107 sf (detached garage, pool house, cabana), etc. All the details can be easily found on municipal websites.
  • Are there any supervisions from the government during the construction?
    The city building inspector will perform mandatory inspections on all the critical steps, including but not limited to excavation/shoring, footing & foundation, structural framing, thermal insulation, vapour barrier, plumbing rough-in, HVAC rough-in, finishing fixtures, interior & exterior final inspection, etc. to enforce the construction is within the standard.
